Located in a good touristic area on a popular and busy tourist axe between Figeac and Aurillac and not far from the large town of Aurillac thereby attracting tourists and business people and extended families of the locals. The property benefits from a full drinks licence to serve and sell alcoholic and non-alcoholic drinks.

The principal house was built about 1850 and was originally a farmhouse and became an Auberge:

This property on the ground floor has a large dining room with a large chimney and logburner fitted which leads into a large sitting room which leads into a large newly fitted kitchen, a utility room and a hall with stairs leading to the first floor.
On the first floor there is a large bedroom leading into a dressing room and has ensuite facilities with a separate toilet and a bathroom with a bath, shower, washbasin with cupboards and a bidet, the present owners use this area themselves. There is a further separate bathroom and 2 toilets on this level, then there are 3 stairs leading to a further 5 rooms, 4 of which are used as bedrooms, 1 with ensuite shower and washbasin and the remaining 3 bedrooms have a washbasin, the 5th room is used as a kitchenette/dining/sitting area and this part of the property is used by the present owners as an appartment for self-catering or family/group bed and breakfast clients, sleeping up to 8 people.

There is a large adjoining property which has 4 bedrooms each with an ensuite shower room and toilet upstairs and downstairs there is a sitting area leading into an ensuite shower room and therefore could be used as an additional ensuite bedroom if desired and leads into a very large living room with american kitchen fitted. This property is presently classified 3 stars and the present owners rent it out as a large Gîte for 8 to 10 people and when not let as a gîte for bed and breakfast clients.

There is also an independent 2 bedroomed house with a large sitting room/dining room (35 feet long) with french doors to a private fenced and therefore enclosed terrace/garden and a large fireplace, a newly fitted kitchen, newly fitted bathroom with separate toilet the whole of the property has also been freshly renovated. The owners also rent this property out as a gîte for 6 to 8 people. This property is also classified 3 stars.

The present owners have put in place a website and has connections with the local Tourist Office, are recommended by Petit Futé and other organisations and have therefore successfully put in place a good and sound business both for tourists, extended families of the locals and business people visiting the area but keep the business contained to suit their own personal wishes.

Winter lets and longer lets are also a real possibility in this location because of the proximity to Aurillac and other businesses in the area. The present owners manage to secure winter lets and long lets to groups of people working in the area.

The property is on the edge of a friendly and helpful village and also has the benefit of the large town of Aurillac just 12 kms. which has a medieval quarter. The area is on a good busy tourist axe and therefore a good "springboard" for visitors. There are many wonderful places of great interest to visit all within 50 kms, for example the famous town of Rocamadour (the second most visited provincial site in France), the famous medieval towns of Conques; Salers and Marcolés, Aurillac leads into the extinct volcanic mountains of the High Auvergne which is wonderful for walking and skiing in winter. The Dordogne, Lot and Truyere Valleys and Gorges can all be reached within 50 kms of the property.

There is room for change and/or expansion should anyone wish to do so. There are also 5 attic rooms in the principal house which could be renovated.

There is an additional half acre of land across the road with woodland and river views available to purchase if desired.
