The house dates from about 1870 and is constructed in stone (granite) and pisé with a decorative red tiled roof.
The whole property has been tasefully restored over the past 5 years. It has new plumbing and electric installation and is very well insulated. Fully double glazed. The new septic tank system conforms to the latest regulations.

Whole tree trunk beams throughout, plaster walls, upstairs : pine floorboards.

Outdoor eating areas : The terrasse (16m²) is right next to the house, not overlooked, ideal for sun bathing or just relaxing. The Wisteria canopy offers a little shade.
The ‘Lily Pad’ (12m²) is currently used as a summer house / play room for our grandaughter. It is made in the old fashioned style with steps leading up to it from the garden (mezzanine style) this gives a lovely view point. Garden and small paddock : Mainly to grass with a few apple and fruit trees on sloping ground. The land decends down to the river Dores and the tourist train track (functions during the summer only, Steam Train and Panoramic Train – Agrivap).

Location : The house is nestled into the side of a hill and although located in a rural setting, alongside a very quiet country lane it is only a few minutes from the main road giving you easy access to the local market town of Ambert (15 minutes). Ambert has all one needs, including several good supermarkets, secondary schools, hospital, cinema etc. The village of Bertignat at only 5 minutes away has a postoffice, small store, primary school, bakery and restaurant.

Clermont Ferrand is an hours drive away (Flybe to Southampton), Lyon about two hours.

We are officially in the south of France though bang in the centre.

The area is well known for it’s dormant volcanos and numerous mineral water sources : Volvic, St Yorre, Vichy Célestins, Badoît, to name but a few.

Nearby attractions : Le Puy en Velay (historical architecture), Vichy (Mineral sources and spas ), Clermont Ferrand (Michelin museum), Thiers (world renowned cutlery centre), Ambert (paper making and blue cheese).

Weather : hot in summer but not too hot. Winters are cold with snow, but just beautiful. The roads in winter are cleared quickly. In Autumn the colours are beautiful and in spring, the fledglings are a joy to watch.

Activities : Fishing, Skiing, cycling, mountain biking, hiking, bird spotting, mushroom picking, fruit gathering (myrtilles, apples, blackberries, wild strawberries, walnuts, hazelnuts…). For the more adventurous : hang-gliding and rock climbing. For those who just like to relax, Thermal Spas (Vichy and Royat) : affordable.

Nature : The Parc Naturel Livradois Forez is one of the largest natural parks in France. Combining mountain areas, with the highest points reaching over 1000 m.
