Details
This is a 3 storey town house which we have lovingly converted and renovated into a lovely home or could be used as a gite. It has a new slate roof with velux window.
Ground floor has front entrance door to the modern lounge with double glazed french doors opening to the street, also sliding glass panelled doors through to the dining room and kitchen. TV point for satellite dish (included). Old stone tiled floor throughout downstairs area.
The dining area (we have a round table with 4 chairs, a lounge chair, display case, small table) leads into the a modern kitchen with great Ikea units, one with a carousel for pans; breakfast bar, stainless steel splash-back to a modern electric cooker, stainless steel sink unit with mixer tap.
There is a large understairs cloakroom area with light, plumbing & wiring for washing machine & ready for a second toilet.
Stairs lead up to the first floor with hallway & landing with a door at the top of the stairs which keeps the heat in during the cooler winter months.
First floor comprises of a lovely shower room with new shower cubical, modern large shower head with small hand held shower attached & a modern circular glass sink with glass stand & towel rail. A large mirrored corner vanity cupboard with electric shaver point, light & clock inside. New wc with dual flush. Floor & walls are beautifully tiled with large white tiles & blue tile edges. Sliding door has been installed so as to increase space in the shower room.
The smaller of the two bedrooms has twin beds, stripped wooden polished floorboards; again recently redecorated & insulated. Double glazed windows and an electric radiator with thermostat.
The main bedroom is beautifully decorated with one wallpapered feature wall insulated partitions on internal walls. TV point in this room for the satellite TV. This is a large double room, with stripped polished floorboards with an original underwindow cupboard. We have a large double bed, wardrobe, bedside tables and a chest of drawers so there is plenty of room. Double glazed windows and outside roller shutters.
There is a long corridor leading to a doorway and the original wooden stairs leading to the grenier loft space. This has been partially insulated & has a velux window and a double opening original window to the front. The 200litre water heater tank is in the loft, plenty of space to create a lovely bedroom with ensuite. The floorboards have been stripped and treated throughout.
Each floor is approximately 30m2. Space outside is limited to a small area where you can keep your bin and some pot plants and access to the rear is by a shared side area again you could put some plants around the outside wall area.
There are brand new modern electric heaters with thermostats in the main rooms - lounge & dining room and in each of the bedrooms.
The house has new electrics & plumbing throughout, new double glazed windows & a velux window upstairs in the loft.
Satellite dish & connections to lounge & main bedroom.
The house is unlike many others as it is an ideal home for permanant living or equally can be used as a holiday home as you can just lock it up and leave it - this was a huge bonus when we bought it as our holiday home. No need to worry about the gardens being looked after yet you have more space than in a flat or unit and much nicer to live in your space rather than shared as in flats or maisonettes.
You are only 3 minutes walk to the train station and bus stop; a couple of minutes walk to the shops, pubs, cafes, market square and you have a huge choice of restaurants in this lovely market town.
A Carrefour supermarket is just minutes walk away and a new Inter Marche and Brico Marche are just on the outskirts of the town.
This home is just 8kms from the second most visited tourist attraction in France the famous Mont St Michel; only a short drive to Avranches, Dol de Bretagne, Dinan, St Malo, Dinard, Fougeres and Rennes. The train can take you to Paris via regular trains to Rennes or from Dol de Bretagne. Not far to the Normandy D-day landings or the Bayeux tapestry.
Fabulous location, fabulous little house at a fabulous price!
We wish to sell as we are looking to relocate back to Australia (a long way and so sadly can't keep our holiday home )
For further information please contact us. We can negotiate to include furniture and or light fittings, window coverings etc all of which are new.
