La Basse Rouërie is situated in the village of Mellé, near Fougeres and Mont Saint Michel.
It includes the farmhouse which is the owner’s 4 bedroom accommodation, a Breton Longere which has been converted into 4 gites, and a detached barn that is ideal to convert into another owner’s house or gîte.
There are 7300m2 of safe gardens surrounding the property. The rear garden is laid out for the guests with an above ground heated pool, 14ft trampoline with safety nets, boules pit, swings, badminton and a community patio area with brick BBQ and a wood play house for the kids.
There is a large vegetable plot behind the barn.
Each gîte has its own patio area with garden furniture, sun canopy and BBQ. The owner’s property has two private gardens, one laid to grass the other shingle.
All the windows of the properties face the front garden and fields beyond.
There are numerous fruit trees in the grounds including, Apple, Pear, Plum & Cherry, plus 2 walnut trees and numerous hazelnut bushes.
We won the village in bloom competition in 2009/10 for our hanging basket displays.

There are 2 large double glazed windows one front and one rear of the room. A hard wood stair case leads to the 1st floor. Telephone and internet points are in this room.

Master bedroom with large ensuite bathroom – This is a large bedroom with solid reclaimed oak flooring, a double glazed hard wood door leading out to a large balcony, with views over the back garden, electric heating.
The en-suite bathroom - has a freestanding antique roll top bath, a marble unit with a white ceramic bowl sink with antique mirror and lights above. The double shower cubicle has a power shower with body jets. The toilet is fitted with an electric macerator. Heated towel rail and reclaimed mahogany flooring.

2nd bedroom – A large double room with reclaimed American maple floors, double glazed hardwood window, a window seat with views over the front garden. There is a fitted cupboard and electric heating.

3rd bedroom – A large bedroom with American reclaimed maple flooring, a double glazed hardwood window, a window seat with views over the front garden, fitted cupboard and electric heating.

Shower room – With shower cubicle, sink with vanity mirror and toilet. There are reclaimed mahogany floors and an electric towel rail.

2nd floor:-
Office or 4th bedroom –This has racking for the gîte bedding and towels, oak laminate flooring, a small window, safe fitted into the wall and electric heating.

The Barn – 9m2 x 7m2 – ideal for converting into a house or gîte, it has a good roof and walls and has a part mezzanine floor already.

The Gite Business:-

The Longere: - All the gites have been renovated to a good standard, leaving in all the original features. They are being sold fully furnished, a turn-key business.

We have been running as a business since 2004 and have a Siret number and accountant’s ledgers for all years. We have been fully booked every summer season and have many return guests. The websites will be included in the sale.

Although we are open all year, turnover could be improved by promoting the winter months more. You could also offer bed & breakfast and evening meals.
There is room to have a few static caravan emplacements if you wanted to improve turnover even more.
