A beautiful traditional Norman house in excellent order, with many improvements made by us during our ownership.
The house was built using recycled beams from an old barn, but sits on a modern concrete foundation with a full-length cellar. The 260 sq.m of living space (surface legale) is enhanced by a full-length cellar and a floored loft with Velux window, extending the usable space to approximately 450 sq.m.
The house was built to a very high standard, and has many features made from solid Oak, such as bookshelves and internal doors.
The main living room is very large (35 sq.m), with a massive stone fireplace holding a substantial wood-burning stove that provides excellent comfort. The woodland provides enough material for the stove.
The downstairs has been opened out to make 2 substantial sitting rooms, and there is a generous office/bedroom. A separate toilet and shower room downstairs allows the second sitting room to function as a guest room or for rental.
The bedrooms are very generous, all able to act as doubles. There is a kitchenette and shower room next to two bedrooms to offer excellent visitor or chambre d'hote facilities, and the master bedroom benefits from a newly installed bathroom with separate shower and bath.
The house has oil-central heating downstairs that also provides the hot water. The upstairs is heated by electric radiators. Quotes are available to change the system to all-fuel and also for geothermal heating, which is attractive because of the south-facing garden.
The main roof is in good condition, having been replaced approximately 10 years ago, but there is a shallow pitch rear that will need replacement with a material other than thatch. This extension was added about 20 years ago, and contains the kitchen, with oak-fronted cupboards mixed with some white melamine. The kitchen is a good size, with bottled gas and electricity available for cooking, but it has not yet been restored. This is a modest project for a willing buyer.
The land is a combination of hilly pasture and woodland, including a number of apple trees to the front. Pear, chestnut, hazel and cherry are also to be found.
The location is supremely quiet but with easy access to facilities. A mini-market is available at the top of the road, along with a boulangerie, hotel and restaurant. A short drive or cycle ride brings you to Etretat, one of the most beautiful of seaside towns, and the main town of Fecamp is just 15km.
