This stone property was built around 300 years ago. It has been our family home since 2005. The property still has some cosmetic work to complete, but done this will turn a lovely house into a beautiful home.

This is a large property totaling 142 m2 of ground floor space.
The house stands in grounds of 585 sq metres which is mainly lawn.
It is situated in quiet hamlet of 10 houses. You can enter the property (drive-in / drive out) through double farmhouse gates. And move up the gravel drive to the front of the house. There is ample parking for cars or caravans at the front of the house or to the left in front of the outbuildings.
There are two small outbuildings. The first houses our lawn mower etc. the second is not used and has been emptied and tidy.
There is also a well at the front of the property.
Attached to the property there is a further 3 buildings. There is a large hangar, at the moment this is used to store large plant machinery (diggers/trailer).

At the back of the house is a garden approx 210 sq metres. It has a lawned area and a decking area for sitting outside. In the decking there is a new Hexagonal Swimming Pool 5.5 x 5.5 metres. Attached to the rear of the property is a toilet and shower room to serve the swimming pool area.
It takes a couple of hours with a power assisted mower to mow all the grass and tidy up normally. The grounds are ripe for landscaping or developing as you may wish – more borders or a veggie patch perhaps?
The decking is on two levels to give two different seating areas. You can sit here and look across at the neighbours lake or watch the sky at night in the summer months. Ideal for dinner parties and bbq’s.
And now if we move into the house by going back to the front and entering into the utility room. There is a large built in cupboard for coats, shoes and other bits and bobs. It is equipped with plenty of storage units, sink, washing machine, large American fridge freezer and tumble dryer. This room still has the original bread oven which we have restored and is beautiful.
We totally refitted the kitchen during 2006 and the units have gloss white doors and oak work tops, there is loads of storage space. It has a built-in stainless steel electric oven and gas hob with matching extractor and a free-standing dishwasher.
From the kitchen you go straight into the dining room with its original beams and large fireplace. We use it as the family room and dining room. This room has double glazed French doors leading into the rear garden and decked swimming pool area. The staircase to the upper floors is also in this room.
Go through now into the large lounge. This is a lovely light room with French windows. There is a fire place in the lounge but we do not use it because the chimney has not been finished off.
These two rooms have been totally redecorated in 2008 and painted in a neutral colour.
Upstairs there is a large landing with three bedrooms a study and a shower room. The Master bedroom has a modern en-suite bathroom.
And then there is the grenier, a room to do, here you will see the house has been fully insulated. This room has a new Velux and could easily become a very large 4th bedroom with original oak beams.
There is no central heating to the house but all the plumbing and most of the radiators are in place.

The house has been fully rewired in 2004. All the roof’s have been stripped off and repaired where necessary. The ground floors for the main house have been fully insulated with 60mm KingSpan and new concrete floors laid on top.

Tax d’habitation and Tax Fonciere amount to about 400 euro total for a year.
We are on a normal tarif for electricity with EDF and our water bill averages about 180 euro a year.
THE AREA
The village – Cheniers is a five minute drive away. It has a village general store, post office/library, bar/restaurant, tabacs, boulangerie and campsite. The Mairie is located here and the sale de fete where they hold many dances and other spectacles throughout the year. Every August Cheniers holds its famous Brocante. There is a primary school in the village which both our children attend and are very happy there.
This area is known as the ‘Pays de Trois Lacs’ these leisure lakes are approx.15 minutes away. Each of the lakes have a bar/restaurant.
We can be at Limoges airport in 1 hours drive south on the A20.
