Details

This property is definitely one for those out there looking to put their own ideas into place. Still lots of potential. There are loads of original features that are becoming very hard to find in similar properties. Property is roofed with Lauze Tiles. South facing. Two wells.

It is in a small, friendly hamlet, with no passing traffic apart from the occasional tractor, (no empty houses, lived in all year round) but is private and secluded with lovely views out over open countryside.

In the living room there is an open fire and the floor is laid in original Tomette tiles.

The dining room has Inglenook fireplace with Multi-Fuel Stove on Slate hearth and beautiful traditional chimney breast. The floor is laid in beautiful original small granite check tiles. There are two original built-into the wall oak cupboards, one at each side of the fire and open staircase in walnut with large cupboard underneath.

The farmhouse size kitchen has tiled floor, built-in original pantry, white enamel double drainer, double sink, wall/floor cupboards, working utility/cupboards in centre.

The bathroom, which is huge, has shower cubicle with multi spray shower facility, lovely antique white enamel sink with pedestal and toilet. It is so big we have our washing machine and dishwasher in there at the moment and there is still plenty of room to put in a bath! Tiled floor.

New floor boards have been layed on the first floor.

All of the bedrooms are huge and at least three could easily incorporate an en-suite facility. One has French Windows leading out onto terrace.

The attic which covers the whole of the house is large enough to easily be converted into a studio apartment, perhaps for a teenager or playroom for the kids. There are three lovely round windows to the front. Skylight window.

There is a courtyard to front of house with Secadour which currently houses our 10 chickens.

Attached to the house are stables and barn which are the same size as the house.

The beautiful hangar which houses a renovated Bread Oven and 4 small stables, forms an L-Shape to the property.

To the rear of the house is huge attached grange which could either be integrated to the main house or excellent gite potential as there is a shortage of gites in this area.

There is another stable and large garage to side of house looking out onto the large paddocks.

Beautiful enclosed Orchard with over 30 fruit trees including some Ancient Varieties of Fruit (last year we had 25 litres of apple juice and a gallon of cider). Enclosed large Vegetable Plot which will feed a large family for a year. Ancient vine across front of house. There are Walnut, Oak, Chestnut, Fig and Cherry trees. Paddocks for horses etc.

Lovely walks down into the valley with ancient chestnut trees, stream and lovely views.

The nearest town is just 10mins away where there is a school and college and the children are picked up and dropped off at home each day. There is also a sports stadium for those wanting to play football, rugby etc. with local teams, bars, restaurant, supermarkets, builders merchants, garage, library and small cinema, etc. There is a boulangere and bar/restaurant just 2 kms away. There is an English bar/restaurant in Pampelonne which is only 15 mins away and another in Treban which is only 5 mins away. The beautiful villages of Lincou, Ambialet, Brosse le Chateau are all within 20kms and the City of Millau with its famous Viaduct is within easy reach as are the beautiful Gorges du Tarn. The history of the Cathars and Knights Templar originate in this area. The Corniche Coast of the Med is only a couple of hours away.

The beautiful City of Albi is only 35kms, with its famous brick built Basillica, Sunday markets, beautiful architecture and good night life.

Airports: Rodez 1 hr, Toulouse 1 1/2 hrs, Carcassonne 2 1/2 hrs.
