'Maison de Maitre' for sale in Mazamet, France.

The house is situated in the heart of the town of Mazamet, which is located 50km north of Carcassonne, 90km east of Toulouse and 80km west of Béziers on the Mediterranean coast.

Mazamet is conjoined with the town of Aussillion, and together have a population of approximately 24,000. The larger town of Castres) pop. 44,000) is only 15 minutes away. Mazamet is the northern gateway to the Montagne Noire. It is superbly located being an hour away from the city of Toulouse, the Mediterranean beaches, Ski resorts in the Pyrenees, and Spain.

A new motorway is being constructed (due for completion in 2013) which will shorten the driving time to Toulouse to around 45 minutes, which will bring Mazamet into commuter distance to the city. This is expected to create a huge demand for property in the locality, since property prices are considerably lower than in the booming city of Toulouse (less than half the price). It is also a much pleasanter place to live. Therefore our house offers a great opportunity as an investment potential over the next 3-5 years.

The house itself is situated in the heart of the town of Mazamet. All amenities are within walking distance, which is far more practical than a 'house in the country'. The house is extremely well know in the town, being one of largest (if not the largest). More importantly, is is know for being built and finished to such a high standard, back in 1925. All the original details remain and have been lovingly maintained.

Every room in the house is large. There are four reception rooms on the ground floor, plus a huge kitchen and cloakroom/wc. There is also a huge terrace overlooking the garden.

On the first floor are five bedrooms, with three bath/shower/washrooms.

The second floor is a self contained apartment with five bedrooms, four bath/shower/washrooms, a modern fitted kitchen, and a large living room. This floor as either be used an integral part of the house for a very large family, or used for holiday lettings/chambre d'hote. The latter provides a good income.

Every room has 3.5m high ceilings finished with ornate cornicing, herringbone wooden floors, 3m high double doors, and there are marble fireplaces in 12 of the rooms.

There are two further floors.

The third floor has not bee renovated and has three rooms with wash basins, plus a further two rooms. This could be redecorated to add bedroom accommodation, or even made into a separate apartment. These rooms were probably servant rooms back when the house was built.

The lower ground floor consist of a large room which is known as the 'summer kitchen, but we use a s a laundry room. There is a large functioning walk-in cold room, a tool room, a wine cellar, the boiler room, a large storeroom and entrance to the integral 3 car garage.

The house is detached and totally independent. To the side of the house is a driveway leading to our gated drive and fully enclosed garden. There is parking enough for six cars, plus entrance to the large garage.

The garden has a lawn, and there are mature trees, shrubs and bushes.

The swimming pool is at the end of the garden and is gated for security. It measures 9x4m and is a salt water pool which has an automated operating system. All you have to do is to backwash the filters once a week. There is no need to fuss about with chemicals every day.

The house has mains water, mains sewers, mains gas, main electricity and very high speed broadband internet connection.

The running cost of the house are surprisingly modest in UK terms. The rates, electricity and gas bills are similar to a four bedroom house in the suburbs of London (if not less).

The house is very secure and has metal shutters, such that the house can be closed up and left it total security. Consequently the insurance premiums are very low. House and contents for around 500€ per year including public liability if the second floor is rented out.
